Founded in 2014, Rockhopper brings together a multi-disciplinary team of property specialists with deep expertise spanning planning, urban design, architecture, construction, legal, entrepreneurship, and investment.
We were born out of a shared belief: that quality residential developments can be delivered more efficiently—and more affordably—through smart strategy, integrated delivery, and the power of collaboration. The shift created by the Auckland Unitary Plan opened new possibilities, and Rockhopper was formed to seize them.
Since then, we’ve evolved into one of Auckland’s most respected development management and advisory firms, delivering high-performing projects that shape communities and exceed investor expectations.

Kester Ko – Managing Director

Kester is a seasoned property and development leader with over 15 years of experience across private and public sectors. He has played pivotal roles in international masterplanning, urban design, infrastructure funding, and development feasibility.
Kester’s career includes senior positions such as Manager of Infrastructure Funding Agreements at Auckland Council and Urban Development Lead at AECOM New Zealand. His ability to align design, commercial viability, and stakeholder interests makes him a trusted advisor and project strategist for some of New Zealand’s most ambitious developments.
Will Barnes – Advisory Board Member

Will is a commercial real estate and development expert with deep experience in urban development, infrastructure, and forestry. He advises both public and private sector clients on leasing, acquisitions, divestments, and property development strategy.

John Polkinghorne – Advisory Board Member

John is an experienced investment strategist at Kāinga Ora, where he leads planning and investment analysis for urban housing projects in Central and East Auckland. With a focus on balancing density, affordability, and land value, John has helped shape the regional strategy for one of New Zealand’s largest public housing portfolios.
Previously an Associate Director at RCG, John has led research across residential, retail, and infrastructure sectors—creating tools like the RCG Development Tracker and advising on large-scale development feasibility and market strategies.
A prolific writer and speaker, John is also the long-serving Treasurer of Greater Auckland, where he advocates for smarter urban growth, transport, and housing policy.
